Is a sewer scope inspection really necessary? We think so! Sewer inspections are not something most buyers think about when purchasing a home. But a side sewer issue can be one of the most expensive repairs a homeowner can face. 

A sewer scope is just like it sounds- We run a mini camera through the sewer line from the sewer clean out.  The clean out can be located in a basement, crawlspace, or outside the home.  As long as there are no obstructions, we will scope from the clean out to the city main.  We are looking for any problems including root intrusion, holes, bellies, brakes, offsets, cracks, and deterioration.

Inspectors are not able to take apart equipment, put holes in walls, or do anything invasive that would damage the property. Because of this, underground pipes and anything in walls are not inspected.  Also, there are certain things inspectors are not required to inspect.  Some of these items include lawn sprinkler systems, hot tubs and swimming pools, central vacuum systems, alarm detection systems, and code compliance.

There are many misconceptions as to what the inspection covers.  A great way to understand what is and is not covered is to read over the pre-inspection agreement. 

There are tools some home inspectors use such as moisture meters & thermal imaging cameras that are useful in helping identify issues that aren’t noticeable to the naked eye.  

Home Inspection & Sewer Scope Services

A home inspection is a visual, non-invasive examination of the property from top to bottom.  This will include all of the main components of the home: roof, exterior, interior, attic, crawlspace, plumbing, electrical, ventilation, insulation.  The inspection is a snapshot showing the condition of the home at the time of inspection. 

The inspector will provide a written report of the findings.  This is for your information.  As a buyer, this report will help you understand the health of the home and give you the knowledge needed to make informed decisions about your purchase.
